    My 15bbl business plan is currently sitting around $800,000 including 1st year capital. If he is shooting high or overestimating it could go to a million very quickly.

    Where in Philly? Like anywhere else, there is expensive property and cheap property. The cheaper properties are mostly not in areas you'd likely draw a craft beer crowd.

    Sure, but I think he's doing more like the 5bbl that TBA is talking about, surely the equipment is much less costly; I also don't think he's including operating budget but rather just the cost to get to the point of turning on the lights. I'm guessing that an entirely seperate 1bbl system for the gluten-free, and the higher cost of the facility being in an expensive city (compared to KY at least, I don't know where in TX you are) would be the bigger factors. With that said, however, I don't know a ton of details, so perhaps that does include a lengthy initial operating budget or other costs I'm not taking into consideration. All I know is that I want to drink there.

    A little bit south of Rittenhouse I think he said. He initially had a property in mind near the Piazza but something about the construction fell through.

    Hey may be getting really high quotes. Is he including the cost to purchase a facility in his quote? I know my quote includes rent on a lease, but I wouldn't be purchasing land. That is the only was I can see a quote anywhere in that range for a 5 bbl system. For a 5bbl and 1 bbl and all fermenting and other equipment he shouldn't be over $250,000 on the high side.

    I'm guessing it includes rent and key money (the new place he's getting into is close to operation-ready, the previous one was a construction project). I guess I really should just say that I don't know what things he is or isn't including, just roughly the size of the operation (and I could be remembering that incorrectly too) and that he dropped a 7-figure number on me.

    i prefer to drink beer rather than make it. i guess you could do both at the same time, but im sure the results on that vary :slight_smile:.

    Not really, from what I can tell there does not exist a "control group" where no beer was consumed while making it to compare to, this includes personal experience.

    Probably why my long ago experiments with homebrewing came out inconsistent and at least one time, dangerous.

    i brewed with a few buddies once a while back. i tied one on. i liked it, just not enough to want to put the time, energy, and money into learning how to do it well.

    I heard once that someone homebrewed without drinking and he stubbed his toe so hard that it bled. Then his house exploded.
