Modist Springforge DPDDH Pilsner
It reminds me of the Pre-Prohibition Polish Lager from District 1 that I had recently and absolutely adored but the PrePro had the malt whereas this Pils does not. There's a touch of fresh dough but it's way more lemon fruit than bread grains. This Modist beer is kill. Cheers!

I have no idea of real estate values in Minnesota. In Northern New Jersey, unless the farm is already enrolled in the state's Farmland Preservation Program (where the development rights have been purchased by the state), and depending upon the minimum lot size under the local zoning ordinance and the presence of any wetlands, a developer would pay around $700K/acre.

 

Alright. This is a farmstead built in 1903. Private well/septic. 3200 sqr ft. 10 acres. Gravel roads and sturdy out buildings. Completely surrounded by soybean or corn fields as far as the eye can see. 450k asking price.

I'm glad that land is still relatively affordable in your area and that a family could buy a farm. I only live about 30 miles from NYC so the price of any property around here out of control. Hell, a new, 3 bedroom condo in our little town is going for just under $1M. I have a lot of relatives in rural, downeast North Carolina, and 10 acres and a farmhouse (if you could find one so nice) would be less than $450K. You can still buy a home on a small lot there for under $100K. Location is everything!

Your last quote really sums it up. Our home now is shit hot. Even our vaca land is schizzlin' hot. I'm good for about 15 yrs it seems, and it's been pert near that. I know about those old prairie houses so that's what tickles my Elmo.

Smells like a Safety Meeting from Dark Horse Brewing Company. Oddly enough I’ve never had this, but going into hour two of a meeting I had to attend but had zero ability to contribute anything, I thought a beer would help.

It’s better than I expected. Nice!

This beer is so forking good that it's great. You can see the yeast swirling in the pic. Well, that's what it does upon imbibing...plus lemon. I just can't say enuf about this incredible offering from Modist. Springforge DDHIPA
