I don't know about other parts of Texas... but it's extremely difficult (sometimes impossible) and expensive to actually physically own a commercial space in Austin. The vast majority is owned and leased.

Heck, from what I hear, some of the rental contacts on Sixth Street in Austin require a percentage of profit as well. To give a good idea of how expensive some of that stuff is, the rent at Katz's (they never Klose? except they did 2 years ago!) was around $26,000 per month purportedly.

Sadly that's not anything close to hood in Dallas. Next time you're up I'd be more than happy to show you where I grew up.

Clearly you missed my point, there are right and wrong ways to do business. Those who try to recoup their investment(s) as soon as possible, generally don't stay around long, they can't see the forest from the trees.

Yeah, buying a house now is a pain in the ass compared to even 7 years ago. My wife and I had the pleasure of going through that thrill ride last year, and it would be less painful to have my spleen removed without anesthesia.

As someone who was hired in as a manager at a business that didn't account for all its expenses well, I would still rather try to build all my costs into what I charge for my service/product. You may read this as unfairly increasing price to boost profit, but I believe it's due course in achieving cash flow. Tieing revenues and expenses together just seems like common sense to me.

I certainly don't think there are right or wrong ways to do business (it's opinion, not fact), but knowingly taking a loss without a very strong and durable vision can be a quicker recipe for failure than charging more for something to ensure you break even.

I imagine that neither the Common Table nor Moth actually own their building considering their locations. I know the FW Saucer is rented...the landowner has the last name of Bass so it will never be "for sale". Honestly I can't think of a single proprietor in downtown that owns their property. And most of them pay over $10k a month to rent with some exceeding $35k

I think we are digressing from the OP's point a bit though. While none of the places I've mentioned are cheap I think each does a great job in presenting affordable quality options as well.

Which is why when it comes to Divine Reserve (or any other Saint Arnold special release) I just go to Star Pizza in Houston. Straight from their Facebook page (keep in mind this was a post on April 15):

Our Norfolk location will be tapping Saint Arnold's Divine Reserve #13 tonight:

    - 5 oz. sampler: $2.50
    - Pint: $7.00

    They never price gouge.

We should organize bootlegger road trips, a "Smoky and the Bandit" type thing. DFW is an easy 12 hour drive from Denver and St Louis. Both cities have great beer that we can't get here.

From Houston you can get to Pensacola in about 12 hours.... and Florida has a lot of really good beers we don't get also... that would be a long weekend of driving though.

I wish I was into craft beer a couple of years ago when I spent a week in Destin Fl. I'm sure I missed out on some great beers.

Or you could just go to Denver in about 2-3 hours more and be in beer nirvana.

I'm going wale hunting there next month.

Pensacola is the San Antonio of Florida, minus Specs. Florida has a lot of good beer but most of it stays central.

Tampa has the best distro in the state by far right now. Apparently they just got Fat Heads on draft!

I'm in Tampa every few months (just got back last week actually.) They get some beers we don't get (Bell's, the Bruery, Weyerbacher, Smuttynose), but the best are local like Cigar City and Peg's/Cycle. It's like anywhere else, I know the local stuff is going to be fresh. When I go into a bar in the Tampa area I no longer order something like Two Hearted or Double Simcoe because it freshness is hit-or-miss.

Cigar City is 5 minutes from the airport. Hopefully the tour will include the new brewhouse by the time you get there. I toured it before it opened, but (as of last week) they only do special group tours of the new larger production brewhouse - safety reasons. Pegs (Gulfport) had the 11th ranked beer on BA until just a few months ago when it suddenly and mysteriously dropped down to #121 even though its still rated a "100". This site probably changed the way they calculate rankings. They have excellant food, usually really good beer, especially if you like Berliner weisse.
