    How old is TH? 4years? Dreaming big and seeing it happen has to be great for the community.

    Locally, I've seen a few places expand. But it's taken years, some as many as 25, to see what TH wants to accomplish in a mere 5-6. Even then, bbl would still be higher in THs case. Some have multiple investors (think restaurant developers, entrepreneurs). Some are owned by banks with heavy loans. I guess this is more speculative, but I would be very surprised if TH was doing this alone. That doesn't mean they don't deserve this success. They are striking while the iron is hot. There are just those that think everything is so local, pure, and clean about local breweries. The back end finances can be UGLY. I guess we really should just focus on the beer.

    And someone mentioned hop contracts. I know breweries that have been around for many years who can't get the "good" hops. More than half these breweries want to produce these types of NE IPAs, but merely cannot do it cost effectively. Many may say, others just aren't trying as hard as TH is.

    All of MA is not comprised of Boston, its suburbs and exurbs. There are some large open tracts of land in the state.

    I am aware of that and I suppose Charlton is a good distance away from all the major cities. I actually just looked up land on Realtor.com. There's $700k for 30.1 acres, $175k for 54.1 acres, $350k for 44.84 acres... Out of these the $700k one is the only one that's zoned for Commercial use. So it could very well be they paid over $1,000,000 for the land alone. Over $1,000 for taxes for the land alone. That'll increase by tens of thousands I'd imagine once the property is completely developed, but of course, I'm sure they did their due diligence and will still be easily profitable. You can certainly pay far lower taxes and less for land somewhere down south or in the midwest! Either way, I'm very excited about this.

    You don't build a brewery that big and not use it just because. The demand is there to brew every ounce possible at the new place.. They'll have tanks constantly putting out Julius and Alter Ego.


    Of course assuming they can wrangle the hop contracts necessary.

    Why is everyone assuming expansion = distribution? From what I've read about Tree House this has never been their goal. They are all about the freshest beer possible and selling from their own brewery.

    I believe everything they have built up to this point was entirely funded by the business/ owners, they had some help from family. I believe the farm the current brewery and previuos brewery are built on in Monson is owned by the family of one of the owners wives.
    To answer your question, treehouse opened in 2012 in Brimfield.

    It's about time. Maybe their product will finally be available at some of the local Worcester and Boston area bars. Or maybe I won't have to wait an hour for beer out there anymore. Personally I'm not interested in trade value or exclusivity. Much more interested in obtaining great beer without the hassle.

    You are correct about it being cheaper elsewhere but cost apparently isn't the only consideration for Tree House.

    Thanks. Couldn't read from the app on my phone for some reason. Knowing what locals have spent here, this feels more in the ballpark of $15 million dollars. Not unheard of to do it on your own, but also unlikely, atleast around my parts

    Well, it's anyone's guess what they will actually do, but when you refer to a "theoretical maximum" capacity for the facility, it suggests pretty strongly that the size is there to eventually grow into, rather than use immediately (or even in the near future).

    But hey, here's hoping you're absolutely right! I'd love for the hype and trade value to drop due to a significant increase in supply. Julius is probably my favorite IPA.

    Not that I care too much about the trade market (I mostly do some small in-person trades), but that is a good side effect. I only go up if I am thirsty for Tree House! Not to score currency for other whalez. It's just good vibes to know most everyone you are in line with is there to enjoy DRINKING THE BEER.
