From what I’ve heard, essentially LBZ became available after the brewer left, and P3 put in a low ball offer that was accepted even though the location and industrial park are not ideal

Interesting. Since you seem informed, does P3 expect this to be a long term solution or just a temporary approach.

    Where’d the brewer go?

I’m not that informed, but I was told they were buying it. Email also says “lease and purchase agreement,” so I assume long term.

That I don’t know. Seems like a huge gamble these days to open a brewery and not in fact be the brewer.

So Lake Zurich Brewing is out of business?

Interesting! There are definitely enough people around there to make it work...look at Tighthead. As every brewery owner has told me, the money is in the tap rooms. Hope they do a great job with the space, it could use a make-over, in my opinion.

That poor taproom was abysmal and cold. It reminded me of s doctors office. There is so much money to be made in the taproom that it needs a substantial investment that should pay dividends. Especially with the high desire to drink fresh P3 on site.

I always felt bad when I’d go to LZB and everyone was asking about p3 beer instead of their own. Oh well that’s life.

maybe it’s a roll reversal, and lake Zurich is contract brewing under P3 now ‍♂️

Just finished off my last Vanilla Backbox from the 4-pk my parents brought down for Xmas. A fabulous beer, wish I had more...that is all.

I didn't mind the taproom but it certainly left A LOT to be desired. I assume there is more space behind the longer wall where they could expand considering that is a warehouse. I think they mentioned when they first got started they didn't expect to have a taproom for 3 years so this seems convenient and ahead of schedule.

my recollection (and I could be wrong) from the Average Joe’s podcast was that 12–18 months was the plan. This would be 12 so still on the early side of the window either way

Yeah, I just looked up my copious notes from that podcast. They'd said late 2020. Obviously at the time they had something different in mind.

As I PMd Shaun last night, I thought HB or StE would beat them to doing this! (Taking over their host brewery, that is.)

So...I assume this Chantilly will hit distro and ISN'T exclusive to members, right? I'd rather pick this up in the city if than head to Lake Zurich if possible...

    Excited for
That's my understanding that there will still be regular distro on Chantilly.

With how difficult it is to get approval from towns/villages/cities for these brewpubs/breweries, this is a great move in order to save time and money. We have already seen that you can put these almost anywhere and they will succeed if the atmosphere and beer is good.

The end of the Josh Noel story indicates that Phase Three wants to open a 2nd location closer to Chicago in the next couple of years. So my guess related to expansion was wrong

Chicago taproom and pickup location would be awesome!! Sure that would save many members a lot of time from driving out to LZ.
