On a side note, forgot how great of a city San Antonio is. Its forgotten amongst Houston, Austin and Dallas but has great culture, food and next to the hill country and slower pace. Cheers!

Thank you sir! It would feel a heck of a lot more rewarding if I didn't need to do this every 2-3 years.
