Marlowe brewing in Nyack closed

    Via Instagram, they closed yesterday but still are brewing out of 12 percent in North Haven, CT. I only went on Wed. afternoons so I'm not the best judge of foot traffic but it's hard to believe they weren't getting good traffic thru based on my impressions from their posts etc. I wonder if the building owner is overcharging or what. 2nd brewer leaving in the last yr.

    “We didn’t want it to end this way. Due to circumstances out of our control, the pub in Nyack is permanently closed as of yesterday. To everyone who came to visit us – our Nyack neighbors, beer friends from far and wide, our family – we can’t possibly begin to express the gratitude we have for your support. We brought the beer and food, but it was YOU who brought the joy, laughter, and good vibes into that room. It truly was a pleasure curating a comfortable space that welcomed everyone.

    The story of Marlowe is far from over. We will still brew and distribute out of the Twelve Percent Beer Project, as we have been, and begin our next chapter. In the meantime, we are going to take some time for much needed rest, relaxation, and reflection.

    We were proud to call the Village of Nyack our home, and want to thank the community for your acceptance and making us feel welcome.

    My understanding is that the brewpub opened in November/December 2022. So, the place was only open for less than 6 months.

    Maybe at some point we will learn what the circumstances were that resulted in this business location closing?

    Wow. That's a real bummer. I visited shortly after they opened and was really impressed with the beers. My understanding is they had just got their food program up and running too.

    Really floored by this news. We made our first visit last month and had an amazing experience. Felt like a really special space and we were eager to get back there. Both food and beer were great. The sudden and "permanent" nature of the announcement is concerning, but hoping the core team is all ok.

    I think we likely won't hear much, as I don't think making an angry exit would help secure a spot in the future if you have a habit of dragging landlords. If they really were not pulling in solid revenue that's also not something to advertise. That said it seems sudden so I suspect the landlord was jacking up rent or just didn't want a brewer there in place of a traditional bar for one reason or another.
    I mean landlords are mostly awful and commercial ones even worse, so playing the odds I think given the two breweries leaving within a year is indicative. Also, yeah, would be odd for Marlowe to be working on their food program if financially they were a month or two from failure given that food isn't generally giving you the margins alcohol, even draft beer, is normally providing. Also that area of nyack has enough going on to get foot traffic it seems to me, an outsider, and solid low abv stuff that is often either not on shelves or old stock. I went there often primarily to pick up fresh pale ales given they're superior to most any I'll see on shelves chock full of DIPAs. Really a great selection for those moving beyond multiple DIPAs in a night or those just casually enjoying good craft beer and a solid pizza.
    I'd be ecstatic if they replaced the garbage spot near us, Yale Terrace, or even any of the middling spots within a 20 min drive. We have a lot of mediocre places around me that have survived even COVID so I really have a hard time blaming Marlowe over the landlords.

    Mark is a good guy. He made our one visit to Marlowe really nice.

    I have to wonder how is this legal? Doesn't having a lease protect the tenant from an eviction like this?

    Yeah you would think. But if that is just a bartender, perhaps doesnt know the financial details and there is more to the story?

    When I see a place close so quickly the simplest explanation could be that they were under capitalized (or went over budget) to get the brewery and kitchen up and running and then just got squeezed and couldn't make payments on loans and/or rent before they could build up a steady cash flow? Maybe they were late on rent and instead of working with their tenant, the landlord went nuclear?

    Pictures in that thread, the place looked nice.

    I'm definitely biased because both the beers and location were good. I don't really go into bottle shops anymore, but Marlowe is something that I would pick up if I saw it on a shelf. They were also located on the main street of a bustling downtown area that gets a lot of foot traffic especially on weekends. I find it hard to believe that they weren't doing well especially now that they are serving food.

    You're absolutely right though that we don't know what their bottom line is actually like.

    Hit this place up for the first time ever when they had the chili cook off between the two chefs. Really enjoyed both the beers and the food and was looking forward to going back. Bummer. Hope they land on their feet somewhere.

    The fact that they packed up and left leads me to believe that that the legal process was going on in the background and the landlord was following the proper protocol. They didn't want the equipment to be locked up in the building and stuck during the process so they got it out of there ASAP.

    *************. I just stopped there a couple weeks ago, the beers were incredible (because of course) and the space had the same great vibes as when Two Villains were there.

    We asked for a partnership agreement and a lease for 6 months. They refused to give us a lease agreement and raised rent without notice, we were paying off their previous debts with our profits, and when we finally got an agreement it was such an insulting trademark takeover where the branding of Marlowe would no longer be owned by me that it was time to move on. There were also a bunch of personal allegations against the proposed partners that we didn’t learn about until much later. In order to maintain control and integrity of the brand, we 100% had to remove our connections from these people immediately. I’d rather lose my money than my integrity.

    @MarloweAles, I am sorry to read about your closure (and the reasons behind it).

    I did enjoy drinking Goodnight Ghost this past weekend at the Logjammin' lager beer event. Best wishes for future endeavors.

    Well it looks like when I called the landlords “parasitic *****” I was being far too nice and far too on the nose.
