Can some one explain, what is a five gallon all-grain beer kit mean?
Is it five gallon of wort, before boil ?
five after before boil ? or five before kegging / bottling?
So far my gravity reading get me 4 gallon out of 5 gals kit. some can say low efficiency.

Generally 5 gallons post boil, though you're correct that this is assuming a certain extraction efficiency, and if you don't achieve that efficiency you're either going to have the correct gravity at a lower volume, or the correct volume at a lower gravity.

Basically ally as far as I can tell, kits are designed so you end up ethics about 5 gallons or beer. May be a touch more or less, depending on, oh, a million things, but that's what's expected to come out.
