Check for starch conversion with iodine before cooling. If you have an immersion chiller use it instead. Make sure tubing is clean. Change water profile or mix it with 25% tap water. Use dry yeast until good beer is made,

Ya, clean hoses are essential. I noticed this pick up hose right before it was too late. Only been use 2 times so far.[IMG]

So 4th time lucky I guess. I finally used a ph reader and lactic acid to bring the mash down to about 5.4, The black IPA I brewed has now got a krausen of about two inches and the airlock is bubbling, been that way now for three days. I haven't seen that for a very long while. Looks like my wort was at a bad ph for the yeast and killed it off

Just reading your initial impression, and also how little fermentation you are getting. My first thought is you are going to have to take apart the plate chiller and clean that thing to an inch of its life. Try that. Make sure it's sanitized and ready to receive when anything goes near it, and try again.
I'm not concerned with your recipe. I'm concerned with what's going on in your brewhouse. Something is making this happen, and it's going to be related to that.
